Managing an Airbnb can be a full-time job: guest messages, juggling cleaners' schedules, supply lists and more. As a co-host, we take the stress out of the day-to-day while you keep ownership of your listing. We don't need to own your listing, as some vacation rental and property management companies do. You stay the owner, and you control the level of access we have at all times.

Co-hosting is Airbnb's own way for an owner to bring in help. The listing stays in your account and in your name; we're added as your co-host and look after as much or as little of it as you'd like. And you can read every message between us and your guests, as it happens.

- A quick note the morning after arrival, never the minute guests walk in, then questions, small issues and emergencies handled as they come.

Cleaning and turnovers
- Cleaner scheduling
- Scheduling and managing cleaners so turnovers happen on time between bookings, and replacing any who don't meet the standard.
- Restocking
- Replenishing toiletries, linens, coffee, paper goods and other essentials.
- Laundry
- Washing, or coordinating the washing of, linens and towels.
Maintenance and oversight
- Routine inspections
- Checking for wear, damage or needed repairs, with a safety audit twice a year: smoke and carbon monoxide detectors, fire extinguishers, fireplaces, first aid kits, doors and windows that open freely, and any high chair or crib.
- Maintenance coordination
- Scheduling lawn care, snow removal, handymen, plumbers, HVAC technicians and more. If you already have someone you trust, we work with them; if you don't, we find them.
- Emergency response
- Handling urgent issues like leaks, lockouts and power outages. When a guest calls, Emily answers, and where your home has a smart thermostat we keep an eye on the temperature through a deep freeze.
- Inventory tracking
- Monitoring household items, furniture condition and amenities.
A stay, start to finish
A guest's first impression of your home is the listing. The moment they book, they get a thank-you from us and Airbnb's guidebook of things to do nearby, so the trip can start taking shape at home.
Two days before arrival they have everything they need: directions, how to get in, their door code, and the small things worth knowing about the area. We deliberately don't message them the minute they walk through the door. Nobody wants a notification while they're carrying in the bags. Instead we check in the next morning: how is everything, is there anything you need?
The night before they leave, they get check-out instructions that are short and make sense. After they've gone, a note thanks them, asks how we could make the next stay better, and invites a review. Anything they ask along the way, we answer ourselves.
How we write a listing
The summary a guest sees first is an elevator pitch: a few hundred characters with the highlights. The full description is where we slow down: what it feels like to pull into the drive, what you see when you open the door, so guests can picture themselves there.
Then the specifics guests actually ask about. Which beds are in which rooms. Whether the coffee maker is a Keurig or a drip. Whether the firewood and the propane are included. The trails, ski hills and lakes nearby, what the fishing's like, and where to get on the water.
And we're honest about the rest. A cabin down a dirt road with a hilly drive needs four-wheel drive in winter; backwoods Maine has bugs; a water view isn't the same as water access. Saying so up front means the right guests book, and to plenty of them, a rural cabin at the end of a dirt road is exactly the point.
